Restaurant in Escondido Promenade

Retail: Stix Holdings LLC, dba Pick Up Stix Inc., has leased 2,000 square feet of retail space in the Escondido Promenade power center at 1200-1290 Auto Park Way, Suite V003, Escondido 92029, from FRIT Escondido Promenade, LLC, c/o Federal Realty Investment Trust (NYSE: FRT). The property was leased for 10 years at $1 million.

The lessee was represented by Kevin Cassidy, of Cassidy Turley San Diego. The lessor was represented by Matt Moser, of Retail Insite.

Federal Realty acquired the 297,000-square-foot shopping center in 1996.

The center has more than 50 tenants and 2,132 parking spaces. The Target (NYSE: TGT) store property is not owned by Federal Realty.

Other major tenants include Toys R Us (45,556 square feet); Dick's Sporting Goods (NYSE: DKS), with 44,760 square feet in 2010 in a former Mervyn's store; Ross Dress for Less (30,412 square feet); TJ Maxx (25,160 square feet); and Cost Plus (17,236 square feet).

Office: Brian Manaquil, DDS APC and Richard C. Evangelista, DDS Inc. have leased 3,116 square feet of office space at 3900 Fifth Ave., Suite 270, San Diego 92103, from Fifth & University Partners LP.

The space was leased for 10 years at $887,679.

The lessee was represented by Brian Ffrench, of Tenant Consulting Services. The lessor was represented by Duncan Dodd and Phil Linton, of Cassidy Turley San Diego.

The office is in the 42,000-square-foot Union Bank Building in the heart of Hillcrest at Fifth and University Avenue. The property includes secured underground parking.

In late 2009, Brew Chiropractic Inc. leased 770 square feet for 62 months at $93,418.

Office: Fidelity National Title Insurance Company has leased 5,587 square feet of office space in the Northern Trust Tower at 4370 La Jolla Village Drive, Suite 860, San Diego 92122, from 4370 La Jolla Village LLC. The property was leased for four years at $759,360.

The lessee was represented by Kurt Klug, of Manchester Development Corp. The lessor was represented by Tina Fodor, of The Irvine Company.

The 195,400-square-foot office tower is part of the 17-acre, six-building, 825,000-square-foot The Plaza at La Jolla Village office complex at La Jolla Village Drive and Genesee Avenue in the University Towne Centre submarket.

The office complex consists of three office towers and three garden-style buildings in a park-like environment.

Industrial: Kevin Abbate has leased 1,054 square feet of industrial space at 4083 Oceanside Blvd., Oceanside 92056, from Aimee Frankhouse Trust. The property was leased for 24 months at $19,476.

The lessee and lessor were represented by John Witherall, Bob Willingham and Ron King, of Cushman & Wakefield.
