Extreme Power in Oceanside

Industrial: Extreme Power LLC has leased 2,484 square feet of industrial space in Copperwood Center at 3375 Mission Ave., Suite E, Oceanside 92054, from Copperwood Partners LP. The property, leased for 60 months at $139,260, will be used for martial arts studio and office.

The lessee and lessor were represented by Josh McFadyen and Joe Crotty, of Colliers International. Copperwood Center is an eight-building, approximately 131,600-square-foot, mixed-use and multi-tenant property at 3365-85 Mission Ave., and 101-105 and 102-110 Copperwood Way in Oceanside.

The center contains 94,800 square feet of industrial space and 36,800 square feet of service-oriented retail space.

In fall 1999, the property sold for $6.05 million and for approximately $4,575,000 in 1998.

Neither transaction included the 32,000-square-foot Copperwood Professional Building at 3355 Mission Ave., or two other entities on Mission Avenue, including a service station at 3361 and the restaurant at 3371.


Retail: Steven J. Rayle, dba Zumbar Coffee, has leased 771 square feet of retail space at 111 Chesterfield Drive, Suite 115, Cardiff-by-the-Sea 92007, from Marcopoulos Venture Fund III LLC. The property was leased for 60 months at $131,606.

The lessee and lessor were represented by Mike Paeske and Rich Lee, of CFI.

In October, the 7,198-square-foot, mixed-use retail office and residential building at 111 Chesterfield was sold for $3 million as the “upleg” portion of a 1031 exchange.


Office: Vision Global Event Strategies Inc. has leased 1,575 square feet of office space in Clock Tower at 16466 Bernardo Center Drive, Suites 275/277, San Diego 92128, from NMSBPCSLDHB. The property, leased for 37 months at $79,779, will be used for general office use.

The lessee was represented by Mike Bench and Evan McDonald, of Colliers International. The lessor was represented by Tyler Gosset of CBRE (NYSE: CBG).

The 23,315-square-foot Clock Tower consists of five, two- and three-story multi-tenant office buildings for office and medical tenants.

The building's distinct architectural style includes interior courtyards


Industrial: Nicklaw & Associates LLC has leased 5,132 square feet of industrial space at 8037 Vickers St., San Diego 92111, from Mark A. Stern Revocable Trust.

The property, leased for six months at $26,174, will be used for office, warehouse, research and development.

The lessee was represented by Evan McDonald, of Colliers International.

The lessor was represented by Randy LaChance, of Voit Commercial Real Estate.

The property consists of two industrial buildings totaling 17,120 square feet at 8033-8037 Vickers.


Industrial: Bela Vadasz has leased 1,000 square feet of industrial space at 410 Via Del Monte, Oceanside 92054, from MAJ Holdings LP.

The property, leased for 24 months at $18,888, will be used for surfboard manufacturing and storage.

The lessee and lessor were represented by Josh McFadyen, of Colliers International.


Industrial: Adrian Lopez has leased 864 square feet of industrial space at 265 Airport Road, Oceanside 92058, from MAJ Investors.

The property, leased for 24 months at $14,688, will be used for an apparel showroom.

The lessee and lessor were represented by Josh McFadyen, of Colliers International.
