Douglas Manchester, the U-T San Diego publisher and hotel developer who plans to build a major mixed-use project on the U-T property, will have to alleviate any concerns about traffic and proximity to the San Diego River.

Home prices, including distressed sales, declined by 3.6 percent in March 2012 compared to March 2011 in the San Diego-Carlsbad-San Marcos metro area, according to the March Home Price Index by CoreLogic.

The 23,325-square-foot freestanding flex building in Sorrento Mesa at 6010 Cornerstone Court West, San Diego 92121, has been sold for $2,416,000, cash.

Bruce Schiff, a broker with Cassidy Turley who, along with his associate Phil Lyons, handled the Deal of the Week for the sellers. The buyer represented itself.

On Arbor Day (April 27), Sudberry Properties celebrated the grand opening of Circa 37, the first apartment neighborhood in Civita -- its new 230-acre master-planned village in Mission Valley -- with a reception for 250 guests, a ribbon-cutting and a donation of $100,000 to the San Diego River Park Foundation.

The 10,080-square-foot, light manufacturing, office/showroom building at 13861 Danielson St. in Poway 92064, has been sold for $1.26 million.

The 4,166-square-foot corner retail building at 260 N. Juniper St. and 305 E. Pennsylvania Ave., Escondido 92025, has been sold for $575,000, cash.
