Terrabrook, developer of 600-acre Torrey Hills in the north coastal city area, reports two neighborhoods are nearing sellout.

"Presley (Homes) has sold 104 of a total of 107 Sands homes, with 48 of those sales occurring since the beginning of this year," said Bill Meyer, vice president and San Diego general manager of Terrabrook.

"Torrey Point (by Shea Homes) showed an amazing 51 sales so far this year and have only two remaining from a total of 81 homes offered."

The Sands' two-story floor plans ranged from 1,883 to 2,229 square feet with three and four bedrooms. Pricing ranges from $352,900 to $502,900. Torrey Point has three two-story floor plans from 2,753 to 3,164 square feet with four and five bedrooms. Pricing ranges from $472,900 to $632,000.

Other Torrey Hills projects include:

  • The Shores by Presley has sold 59 of the 111 homes planned, with 19 sales this year. The two-story floor plans range from 2,444 to 2,765 square feet with four and five bedrooms. Pricing ranges from $434,900 to $466,900.

  • The Cove by Presley has had 41 sales this year out of a planned 108 homes. The two-story floor plans range from 2,164 to 2,440 square feet with three to five bedrooms. Pricing ranges from $398,900 to $411,900.

  • SeaCountry Torrey Hills by SeaCountry opened earlier this year and has sold 13 of 21 homes released. Fifty-three are planned. Floor plans range from 3,090 to 4,204 square feet with four to six bedrooms. Pricing ranges from the mid-$600,000s.

  • Montecito by Christopher Homes, the newest Torrey Hills neighborhood, has sold three homes without benefit of model homes, which are expected to open in July. Eighty-one homes are planned in three two-story floor plans from 2,717 to 3,233 square feet with three and four bedrooms. Prices range from $454,900 to $489,900.

    Torrey Hills is expected to total approximately 1,980 homes at buildout.


    Brookfield Homes reports two of its neighborhoods at Scripps Ranch Villages in San Diego have sold out. The 92 homes at Sundance are scheduled to be closed out completely in November, and all 55 homes at Waterford should be closed out in September.

    Sundance, which opened its first phase for sales eight months ago, offered two-story floor plans from 1,779 to 2,100 square feet with three and four bedrooms. Prices in the final phase ranged from $284,900 to $361,900.

    Waterford offered one- and two-story floor plans from 3,255 to 4,301 square feet with four to six bedrooms. Prices for the final phase ranged from $517,000 to $971,600.

    Brookfield's final Scripps Ranch Villages neighborhood is 118-home Terraza. Floor plans range from 2,809 to 3,723 square feet with four and five bedrooms. Prices are expected to start in the $400,000s. An onsite sales center will open in July.


    Shea Homes San Diego announced it will build 444 homes in 242-acre Scripps Highlands overlooking Scripps Ranch. Scripps Highlands will be comprised of 306 single-family homes in two neighborhoods and 138-multifamily units.

    In addition to the neighborhoods, affiliate Shea Properties will develop Scripps Gateway, a 26-acre industrial park and an 11-acre commercial element. The park will be on both sides of Scripps Poway Parkway adjacent to Interstate 15. Grading will begin in July on both projects. Construction on the first home is anticipated in January, with a four-year buildout planned.


    Techbilt Construction Corp. has seven phase-five homes with three single-story floor plans available at Bernardo Santa Fe in Lomas del Lago Estates in Escondido. The floor plans range from 2,205 to 2,801 square feet with three and four bedrooms. Prices range from $370,000 to $440,000.


    Barratt American will hold a grand opening Sunday at its Beachwood neighborhood in Oceanside. The builder reports eight homes already have been sold off the blueprints, and the second and third phases will be available at the grand opening. The two-story floor plans range from 2,343 to 2,963 square feet with three to five bedrooms. Grand opening prices range from $257,990 to $339,990.


    Ayres Land Company has sold 4.14 acres with its Sunbow master-planned development in Chula Vista to Chelsea Investment Co. for construction of Villa Serena, a132-unit low-cost senior apartments. Construction is to begin in August with rentals beginning in August 2000. The one-bedroom units are expected to rent from $450-$540 and two-bedroom units from $530 to $650.


    Pardee Homes has released four unfurnished model homes for sale at its Las Casitas neighborhood of single-family detached condominiums in master-planned Westview in San Diego. The two-story models range from 1,304 to 1,698 square feet with three and four bedrooms and are priced from $215,900 to $249,900.


    Barratt American reports 13 of a planned 22 homes at its Pacific Crest development in Leucadia have been sold. The floor plans range from 3,474 to 5,012 square feet with three to six bedrooms. Prices range from $969,000 to $1.4 million.


    McMillin Homes reports sales at The Masters within the Temeku Hills Golf and Country Club in Temecula have passed the halfway point with 13 of the 24 homes sold. Four one- and two-story floor plans range from 2,515 to 3,557 square feet with three to five bedrooms. Prices range from $320,990 to $410,990.


    Barratt American announced 18 of a planned 80 homes at its Monterey Collection in the Quartz Hill section of Lancaster have been sold. Three two-story floor plans range from 2,498 to 3,365 square feet with three to six bedrooms. Prices range from $222,490 to $259,490.


    Ryland Homes reports seven homes have been reserved during the current preview-sales period at its Antilles Collection within The Oasis adult community at Minifee. Floor plans range from 2,134 to 2,455 square feet with two bedrooms. Prices range from the $200,000s to the $230,000s.

    Ryland also noted two other projects also in preview-sales each have nine reservations: The Aegeans with floor plans from 1,653 to 1,973 square feet, priced from the $170,000s to the $190,000s; and The Azores with 1,295- to 1,771-square-foot plans, priced from the $140,000s to the $170,000s.
