Builders of two of San Diego's more rural communities are reporting aggressive sales patterns.

Reynolds Communities announced that at its Sun River development in East County's Alpine, all 34 homes in the first phase were sold prior to the grand opening recently. The grand opening is continuing Saturday and Sunday, with sales beginning on the 36-home second phase.

Sun River's 70 homes offer four two-story floor plans from 1,565 to 1,938 square feet with three and four bedrooms. Prices start from the $190,000s.

McMillin Homes reports 47 homes sold to date at The Heights, its Santee development, putting total sales at the neighborhood past the 75 percent mark. Nine homes in the sixth phase recently were released, priced from $279,990 to $343,990. The final phase will be released in late August. The Heights' 62 homes offer three one- and two-story floor plans from 2,136 to 2,765 square feet with three to five bedrooms.


Brookfield Homes reports the first phase of 11 homes at its Terraza at Scripps Ranch Villages has sold out following a July 17 release. The homes were priced from $395,225 to $519,975. The two-story floor plans range from 2,768 to 3,723 square feet with four and five bedrooms. Brookfield plans 118 homes.


Centex Homes on Saturday will release the 16-home second phase of The Enclave at La Costa Valley in Carlsbad. Prices will start in the $400,000s. Centex reports six sales in the first week of release. The 71 homes offer four one- and two-story floor plans from 2,000 to 2,800 square feet with two to five bedrooms.


Terrabrook announced two grand openings are under way at its Torrey Hills; Christopher Homes' Montecito and Archstone Torrey Hills Apartments. The 81-home Montecito neighborhood offers three two-story floor plans from 2,717 to 3,233 square feet with three and four bedrooms. Prices start in the mid-$400,000s.

Archstone Torrey Hills offers one-, two- and three-bedroom floor plans from 797 to 1,255 square feet. Monthly rents begin at $1,175


Morrow Development reports 18 homes were sold during a grand opening on July 10 of two new neighborhoods at its master-planned, 485-acre La Costa Valley development. The developer said nearly 95 percent of the homes offered from the first five neighborhoods have been sold.


Presley Homes has purchased an additional 53 acres at Torrey Hills to expand The Shores and just released nine homes in the latest phase, priced from $427,900 to $461,900. At The Cove, Presley's third neighborhood at Torrey Hills, a recent release of seven homes was priced from $394,900 to $432,900.

The Shores' two-story floor plans range from 2,444 to 2,765 square feet with four and five bedrooms. The Cove's two-story floor plans range from 2,164 to 2,450 square feet with three to five bedrooms.

Earlier this year, Presley sold out The Sands neighborhood, which opened in April 1998 in Torrey Hills.


Centex Homes has released the 18-unit fourth and final phase of its Ivey Pointe neighborhood of paired homes in Oceanside. Prices range from $169,990 to $186,990. The planned 68 paired homes offer two floor plans from 1,215 to 1,600 square feet with two and three bedrooms.


Presley Homes' Sycamore Ranch in Fallbrook has six homes available for sale. Single-story floor plans range from 2,600 to 3,214 square feet with three and four bedrooms. Prices range from $399,900 to $516,900.


Brookfield Homes has named Design Tec of Costa Mesa as interior designer for the model homes at 107-home Sheffield at Calavera Hills in Carlsbad. Sheffield will offer three two-story floor plans from 2,579 to 3,315 square feet with four to five bedrooms. Prices are projected to start in the mid-$300,000s.


Ryland Homes is down to the last 15 homes at its 81-home Malaguena at master-planned California Oaks in Murrieta. Prices range from $178,990 to $212,140. Three floor plans range from 1,783 to 2,646 square feet with three to five bedrooms.


Barrett Homes opened its 87-home Sundance neighborhood in Rosamond with the release of the second phase, priced from $106,490 to $146,490. One- and two-story floor plans range from 1,586 to 2,529 square feet with three and four bedrooms.
