McMillin Homes reports active sales at five neighborhoods in its master-planned Lomas Verdes at Otay Ranch. For the past month, the neighborhoods sold a combined 40 homes. The top sellers have been Cornerstone Communities' pair: Capri with 16 sales and Montecito with nine.

For the summer, Capri has 32 sales and Montecito has 93. Capri has sold 100 homes in a planned 117, and sales are under way on the eighth phase of nine townhomes priced from $163,900. The 128-home Montecito is in its third phase of release with prices from the high $200,000s.

Shea Homes has nearly sold out its 86-home Diego neighborhood and will release the three two-story models on Saturday starting in the mid-$200,000s. McMillin Homes has begun a 104-home addition to its nearly sold-out 87-home Vernada, and also reports its Alcala neighborhood has had 63 sales this summer.

A trio of new neighborhoods under way are Vista Sonrisa, Marigold and Primrose. McMillin will hold a grand opening for the 74-home Marigold and the 90-home Primrose on Saturday. The eight Marigold units being released are priced from the mid-$200,000s and the nine Primrose units are from the high $250,000s.

The 440-unit Teresina luxury apartment complex by Chelsea Investment Corp. and Kaufman & Broad Multi-Housing Group has been opened.

The 300-acre first phase of Lomas Verdes will comprise 1,500 homes at buildout. The master-planned community is being designed and developed by McMillin Land Development, a Corky McMillin Co.


Kaufman & Broad reports more than 100 sales at its Estrella and Mar Del Sol neighborhoods, which opened in April at master-planned Sunbow in Chula Vista.

Estrella floor plans range from 1,496 to 1,999 square feet with three and four bedrooms. Prices start in the low $200,000s. Mar Del Sol's floor plans range from 2,113 to 2,863 square feet with three and four bedrooms. Prices start in the mid-$200,000s.


Ryland Homes' Twin Oaks Valley Ranch in San Marcos reports a total of 220 homes have been sold out of a planned 322 units. The community has been open for 15 months. Two neighborhoods are currently for sale, Monterey and Highlands. The Monterey Collection is priced from the $270,000s to the $290,000s for three floor plans from 1,973 to 2,546 square feet. The Highlands Collection is priced from the $310,000s to the $350,000s with floor plans from 2,257 to 3,172 square feet.


Pacific Scene's Sunset Ridge in Vista is 50 percent sold and the final phase is being released. The 39-home project offers two single-story and a pair of two-story floor plans up to 2,614 square feet and five bedrooms. Prices range from the high $200,000s to the mid-$300,000s.


Techbilt reports that five homes were sold in the first week of the 18 homes released in the final phase of its Bernardo Sante Fe at Lomas del Lago Estates in Escondido. The release is priced from the low $400,000s to the low $500,000s with floor plans from 2,205 to 3,340 square feet and three to five bedrooms.


Klang & Associates has been retained by The Olson Co. to design its Little Italy project Village Walk. Klang will design three living spaces, including a pair of split-level units and one flat-style space. Floor plans range from 1,000 to 1,400 square feet.

Village Walk will have 27 homes, seven of which will be tri-level with ground-floor business spaces. The remainder will be a mixture of loft and townhomes. For more on downtown residential development, see the top story, Page 1B.


Ryland Homes reports 21 of a planned 45 homes have been sold at its Hometown project in Rancho Cucamonga. Prices range from $305,990 to $362,990. Four floor plans range from 2,566 to 4,027 square feet with three to six bedrooms.
