Master-planned Sunbow in Chula Vista is heading towards its most successful year ever, according to Bill Hamlin, a principal in developer Ayres Land Co.
So far this year, Sunbow has recorded 275 sales. Two neighborhoods have sold out: Fieldstone's Horizons and Shea Homes' Daybreak. Centex Homes is opening models and sales at its Seasons neighborhood this month, and sales will start next month on its Summer Walk. Both are priced in the $200,000s.
Rental projects also are moving along. Trammell Crow Residential will begin pre-leasing this month at its Alexan Sevilla. Units range from 800 to 1,330 square feet with one to three bedrooms and rents from $1,125 to $1,700 a month.
Kaufman & Broad's Estrella is down to 10 homes out of a planned 93 starting in the mid-$200,000s, and Mar Del Sol has sold 65 of 110 planned starting in the high $200,000s. K&B has already acquired an additional 83 lots to extend Mar Del Sol.
Otay Ranch in Chula Vista claims the top master-planned spot in the county for new-home sales in the third quarter. Through September, the South Bay development has sold 286 homes, and since its April 1999 grand opening, more than 1,100 homes. It is the fourth consecutive quarter the 5,300-acre community has ranked at the top.
There are currently more than 30 decorated models at neighborhoods by Centex Homes, Pacific Coast Communities, Shea Homes, Trimark Pacific Homes and William Lyon Homes. Production homes are priced from the low $200,000s to the high $300,000s. Within the next five months, six more neighborhoods will open by Standard Pacific Homes, RWR Cos. and Oakwood Development.
McMillin Homes on Saturday will release eight homes as phase 3B at its Marigold neighborhood in McMillin Lomas Verdes at Otay Ranch in Chula Vista. Prices will start in the $240,000s. Twenty-two homes have been sold at Marigold since it debuted just more than two months ago. The 74 homes offer floor plans from 1,768 to 2,038 square feet with three and four bedrooms.
Shea Homes San Diego on Saturday will release nine-home phase 2B at its Acacia in the San Elijo Hills community in San Marcos. The homes are priced from the mid-$200,000s to the low $300,000s. The103 homes feature one- and two-story floor plans from 1.664 to 2,186 square feet and three and four bedrooms.
McMillin Homes on Saturday will release the six-home phase 7B at its Alcals neighborhood in McMillin Lomas Verdes at Otay Ranch in Chula Vista. Prices start in the mid-$300,000s. Alcala's 86 sales bring the 120-home neighborhood to more than 70 percent sold. Four one- and two-story floor plans range from 2,454 to 3,206 square feet with three to six bedrooms.
The Techbilt Cos. has released the third phase of its Emerald Cove La Jolla, consisting of four detached and six paired homes. Prices range from the mid-$600,000s to the high $700,000s.
The detached homes have one- and two-story floor plans from 2,575 to 2,659 square feet with three and four bedrooms. The paired release offers split-level models from 2,434 to 2,621 square feet with three bedrooms.
Bosa Development of California reports that two penthouses at its Horizons Marina District at 555 Front St. in downtown San Diego are all that remain for sale. One is located on the 22nd floor and the other is on the 24th. Both are priced at $1.45 million.
The 22nd floor offers a two-level floor plan of 2,267 square feet with three bedrooms. The 24th floor offers a single-level floor plan of 1,998 square feet with two bedrooms.
Ryland Homes reports 100 sales of a planned 134 homes at the Monterey Collection neighborhood in the master-planned Twin Oaks Valley Ranch in San Marcos.
Monterey is priced from the $280,000s. Three floor plans from 1,973 to 2,546 square feet offer three to six bedrooms.
McMillin Homes on Saturday will release the six-home 6A phase at its Legends neighborhood in the Temeku Hills Golf and Country Club community in Temecula. Prices will range from the low to upper $200,000s. Four one- and two-story floor plans range from 1,814 to 2,590 square feet with two to five bedrooms.
Ryland Homes on Saturday will hold a grand opening of the models at its Camden Park townhome community at Aliso Viejo. Fifteen homes in the third phase are available from the $210,000s. Four two-story floor plans range from 1,197 to 1,560 square feet with two and three bedrooms.
Barratt American reports 21 homes sold of 44 planned at its Olive Hill Ranch development in Murrieta. Prices range from the $480,000s to the $530,000s. Five one- and two-story floor plans range from 3,175 to 3,944 square feet with three to six bedrooms.
