Barratt American, coming off sales of $137 million last year, is moving forward in 2001 with 11 new communities from condominiums in Temecula beginning in the $130,000s, to estate homes in Carmel Valley from $1.3 million.

In calendar 2000, the Carlsbad-based U.S. division of the British builder closed 305 new-home sales for an average sale price of approximately $450,000, according to Michael D. Pattinson, U.S. division president. He added that 2000 was the most successful year of activity for Barratt here in more than a decade.

With interest rates continuing to fall and a strong in-migration, Pattinson said he expects the Southern California housing market to remain healthy in 2001.

The 11 new projects will join 11 projects already under way by Barratt. The new San Diego County projects are 80-unit Palma Real in Carmel Valley, eight-home La Costa Viejo in La Costa, 28-home Toscana at San Luis Rey, and a pair of unnamed projects with 33 homes in Carmel Valley and 45 units in Escondido.

Out-of-county projects include 101-home Galway Downs in Temecula, 100-home Monet in Temecula, 324-unit condo Montego in Murrieta, SageWood and SageCrest totaling 362 units in Temecula, and Savannah at Ladera Ranch in Orange County.


The four remaining single-family home parcels in master-planned Sunbow in Chula Vista have been sold to current builders KB Home and Centex Homes. KB Home bought 186 lots where it will continue its Mar Del Sol community and start a new project. Centex Homes bought 51 lots to continue its Summer Walk neighborhood and 112 lots for more of its Seasons homes.


Ryland Heritage on Saturday will hold a grand opening for its Ryland Heritage neighborhood at 4S Ranch west of Rancho Bernardo. The Heritage opening will be in conjunction with the preview opening of master-planned 4S Ranch. Ten Heritage homes were sold during presales and the grand opening will include the release of the second phase. Prices will be in the low $500,000s. Four two-story floor plans range from 3,643 to 4,093f square feet with four to seven bedrooms.


Centex Homes reports closeout is near at its Patina neighborhood in Bernardo Springs at Rancho Bernardo. Prices for the final four homes range from $519,990 to $526,990. Ninety-five homes have been sold since the opening in October 1999. Six one- and two-story floor plans range from 2,713 to 3,631 square feet with three to six bedrooms.


Cornerstone Communities has released 13-home phase four at its Sagewood neighborhood at master-planned EastLake Trails. Plans are under way for release of the fifth and final phase. Floor plans range from 2,500 to 3,415 square feet with up to six bedrooms. Prices start in the mid-$300,000s.


Ryland Homes reports sales of 85 townhomes in the three months since the grand opening of 157-unit Camden Park at master-planned Aliso Viejo in Orange County. The fifth phase is now offering 13 units priced from the $220,000s. Four floor plans range from 1,197 to 1,560 square feet with two and three bedrooms.


Greystone Homes is selling the final phase of paired homes and the three decorated models in Santalina at San Pacifico in Carlsbad. Three two-story floor plans range from 1,946 to 2,223 square feet with three bedrooms. Prices begin in the high $500,000s.


Ryland Homes reports a dozen of 18 homes released have been sold at its Ryland Heights community in West Covina. Forty-two homes are planned with prices currently beginning in the mid-$500,000s. Floor plans range from 3,010 to 3,802 square feet with three to six bedrooms.
