La Jolla Commons Tower I is a commercial Class A office building totaling 302,000 square feet and located in the Golden Triangle/UTC area of San Diego. The property ownership is currently a partnership between JP Morgan (NYSE: JPM) and Hines.

This 13-story, high-rise building is constructed from a steel frame with metal decks, concrete fill and a curtain wall made of high-efficiency, double-paned glass. The extravagant lobby features travertine stone accent walls, custom terrazzo flooring and a sustainable walnut wood wall.

La Jolla Commons Tower I was designed to maximize space planning efficiency. With 24,000 rentable square feet per typical floor, tenants utilize up to 30 percent less space than competing properties. Rectangular floorplates offer an 11 percent load factor and 90 percent of natural light brightens each floor. The building boasts an HVAC air-filtration system and utilizes reclaimed water for its cooling tower, water closets and irrigation, resulting in an 87 percent reduction in freshwater use.

The seven-story detached parking structure boasts a parking ratio of approximately 3.7 to 4.0 spaces per 1,000 usable square feet. Additionally, La Jolla Commons features seven passenger elevators and one freight elevator. It is fully sprinkler-equipped and has state-of-the-art life safety systems.

There is an on-site dining café and multiple service amenities. The central park offers outdoor seating and meeting space, bocce ball, ping pong, a putting green and a half-court basketball. The on-site fitness facility features executive locker rooms and bicycle lockers, and tenants can enjoy a range of amenities, including yoga, Zumba, discount theme park and movie tickets, car wash services, dry cleaning and shoe and leather repair. Conference facilities are equipped with state of the art audio visual equipment and kitchen facilities are available.

Harbor Point was developed by the Peckham family in 2010 in the Roseville/Shelter Island area, on the highly visible corner of Scott Street and North Harbor Drive. The building is zoned as CC-4-2 (Commercial Community), which allows for community-serving commercial services, retail and residential. Harbor Point is comprised of Class A office and retail space in a two-story building with a partial third floor.

The building consists of 15,174 rentable square feet with office and retail spaces ranging in size from 500 square feet to 3,000 square feet. The complex features state-of-the-art technology not commonly associated with a building of its size. Each of the building’s doors, elevators, security cameras and irrigation can be controlled remotely, allowing the building to operate as efficiently as possible and providing better service and security to tenants.

Harbor Point is one of the first Class A buildings to be LEED Certified Gold for Core and Shell in Point Loma. This translates to an increase in operating efficiencies and reduced utility costs for our tenants. The building has achieved its Energy Star rating for 2013, a rating recognized by the U.S. Environmental Protection Agency, and was 100 percent leased as of April 2011 -- remarkable in the midst of a challenging economic environment.
