Home buyers, sellers and real estate agents, take notice: Cameron Herndon does not come to the negotiating table unprepared. The vice president and CFO of Poway-based Herndon & Herndon is a self-admitted research fanatic.
"I research every night about the national and world economies, world events, the Federal Reserve Bank, what moves investors are making and how they all tie into the real estate market," said Herndon, whose office has been No. 1 in gross commissions within Keller Williams Realty's Southern California network the past two years. The other Herndon is his mom and mentor, Sue. A North County Inland specialist since 1985, she partnered with her son in 1996, and the team has been a dynamic duo in their region from Day One.
"I even study a lot Austrian economics and research past trends to try to predict the future for my clients, whether they're buyers or sellers," Cameron said. "I sold my own home at the peak of the market in late June 2005 and rented to ride it down, proving how well my research works. I want to bring something more to the table than your typical Realtor. I love statistics and tangible information because I love to use examples of why the real estate market is going to go this way or another way when I speak to my clients. I don't want to come off as just a salesperson and these are just my pie-in-the-sky opinions. I use tangible examples."
The Herndons like to tell prospective clients they'll get two agents for the price of one.
"Typically when you have a team or high-production system, you have one person at the top rather than two," Cameron said. "We never take vacations simultaneously, so you always have a top agent working for you at all times 24/7. That's very important. A lot of people don't think about the amount of vacation a Realtor might take. We bring the grade-A service all the way to the close of escrow."
Herndon & Herndon service goes beyond the typical in marketing as well, he said. Every Herndon listing — no matter the price range — is photographed in daylight and at twilight, which is typically done only for homes selling for $2 million and above. A professional writer composes descriptions for each listing to make them stand out from the competition. An appraiser creates an accurate floor plan for use on brochures, Web pages and collateral.
"We love treating people the way we want to be treated," Cameron said. "So we treat everybody equally, no matter what the price of their home is. We like to call ourselves 'The Golden Rule Realtors.'"
