The final two sites at Siempre Viva Business Park are fully entitled, graded and have architectural plans completed, according to Andy Irwin, senior vice president of Murphy Development Company, developer of the 2.1 million-square-foot business park on Otay Mesa.

“We’re equipped to deliver corporate-quality industrial buildings in as little as 150 days,” Irwin said, noting that Murphy Development has developed 14 other buildings with numerous structural and utility enhancements for the Fortune 500 companies that populate the business park.

The remaining sites could be configured to accommodate either two buildings, at 80,000 square feet and 120,000 square feet respectively, or a three-building configuration starting at 58,000 square feet. The property is available as a build-to-suit for sale or lease, or as a land purchase.

“Siempre Viva Business Park has become known as ‘Fortune 500 Row’ because of the high-profile tenants that have located there, including General Dynamics NASSCO, Iron Mountain, UPS, Tyson Foods and FedEx,” Irwin said. “These blue-chip corporations have selected Siempre Viva Business Park because of its combination of state-of-the-art corporate buildings, strategic location near the Otay Mesa Port of Entry, high-quality corporate campus environment, and design guidelines that enhance long-term values.”

Murphy Development is also offering build-to-suit facilities and land at Brown Field Technology Park, a planned 50-acre corporate industrial and technology park adjacent to state Route 905 and Brown Field Municipal Airport. Final maps are recorded and all entitlements have been secured for development up to 3.2 million square feet.

Last October, the San Diego City Council approved an ambitious redevelopment plan at Brown Field Airport that will include more than $900 million in planned improvements.

Construction also has commenced on the cross-border terminal that will give travelers easy access to the Tijuana Airport from the U.S. side of the border, as well as state Route 11, that will connect Otay Mesa with the future Otay II Border Crossing.
