Under 100,000 square feet
Canyon View Owners Association
5330 Carroll Canyon Road, San Diego
Property Managers: Lyslie Brooks and Kristin Howell, Meissner Jacquet Commercial Real Estate Services
Owned By: Canyon View Owners Association

Canyon View Owners Association is a two-story, 16,871-square-foot, multitenant office building completed in 1988 and remodeled in two phases, one in 2005 and the other in 2007. The property is situated on 1.05 acres in Sorrento Valley near Interstate 805. This property is unique in that 5330 LLC purchased and redeveloped it from a standard office building to a condominium association in 2007. Each suite is separately owned and the common area is maintained by an owners association, governed by the board of directors and covenants, conditions and restrictions. 5330 LLC is a majority owner within the association, owning a total of 11,948 square feet. Integra Realty and Ohana Chiropractic comprise the remainder of the building.

This two-story building is a simple wood frame, stucco construction, with a small area of covered parking and a second-floor patio, situated within the Lusk Mira Mesa Owners Association. The second floor patio is available to all occupants within the building to reserve for meetings and other occasions.

Because this building also serves as Meissner Jacquet’s corporate office, the tenants benefit from onsite property management. The parking lot offers 3.85 spaces per 1,000 residential square feet and is overseen by onsite property management to ensure there is ample guest parking and that occupants are using their correct parking allotment.

In 2011, the building received the Energy Star label and Meissner Jacquet has implemented a Building Sustainability Improvement Plan that will include a lighting retrofit, window film installation, low-flow fixture installation and a recycling and waste audit, among other conservation practices.

Canyon View Owners Association is in midcounty for easy freeway access and the building’s location provides close access to lunch spots for employees. This area offers a three-mile walking path loop for those wishing to exercise at lunch, which employees in the various offices often do. Sorrento Valley, approximately 15 miles north of downtown San Diego, is primarily zoned for industrial use with an emphasis on the biotech industry and scientific research. Sorrento Valley is home to major corporations such as Qualcomm and Chicken of the Sea.

Industrial Office Park
Biltmore Ocean View Hills
6151 – 6529 Progressive Ave. & 6120 Business Center Ct., San Diego
Property Managers: David Osborn and Kristin Howell, Meissner Jacquet Commercial Real Estate Services
Owned By: Biltmore Ocean View Association

Biltmore Ocean View Hills Business Park is a six-building, 87,750-square-foot concrete tilt-up park developed in 2007 by Ascent-Biltmore Holdings LLC. It is just north of the Interstate 905 corridor in Otay Mesa, with easy access to state Route 125 and I-805. It is seven miles from the San Ysidro and Otay Mesa border crossings, and part of the Free Trade Zone and California Enterprise Zone. Biltmore is part of a larger Master Association, Ocean View Hills, which is a unified business development with design guidelines for all buildings.

The entire property is landscaped containing no turf and features only drought-tolerant plants using drip irrigation, with an emphasis on natural color at each suite entry. Landscape color is provided through perennials and blooming shrubbery rather than with annual plants, which would need to be changed out periodically. A line of high shrubs on the east property line both shields the buildings from dust-carrying winds and acts as a visual barrier of the street and beyond.
