Canyon View Owners Association is a two-story, 16,871-square-foot, multitenant office building completed in 1988 and remodeled in two phases, one in 2005 and the other in 2007. The property is situated on 1.05 acres in Sorrento Valley near Interstate 805. This property is unique in that 5330 LLC purchased and redeveloped it from a standard office building to a condominium association in 2007. Each suite is separately owned and the common area is maintained by an owners association, governed by the board of directors and covenants, conditions and restrictions. 5330 LLC is a majority owner within the association, owning a total of 11,948 square feet. The 622,580-square-foot, LEED Gold Certified One America Plaza was built from 1989 to 1991 by architects Murphy, Jahn and Krommenhoek, as well as McKeown and developed by MH Golden. The 34-story building features an exterior wall combined of dimensional stone-on-steel truss with either two-story punched windows or a curtain wall set with structural silicon glazing. Capital improvements include a retro-commissioning in 2008, green cleaning and mixed recycling programs, a garage lighting retrofit in 2009, and Hartman Loop Optimization, which has resulted in $330,000 a year in savings. Low-flow fixtures and a pony chiller were installed between 2009 and 2010, and the cooling towers were replaced more recently in 2013.
The $1.5 million reinvestment includes new lobby pots and plants, an electronic directory, mirrored inlays and vision glass. Phase II of the reinvestment, which took place in 2011 and revolved around exterior perimeter reimaging, included India Street tree and cement replacement, as well as granite cleaning and refurbishing.
One America Plaza, which is a “Next Gen” building, features a Building Optical Network system supporting high-speed Internet/network connection, high-speed voice/video/data transmission, commercial cable television, digital music programming, video programming and Wi-Fi connectivity.

Biltmore Ocean View Hills Business Park is a six-building, 87,750-square-foot concrete tilt-up park developed in 2007 by Ascent-Biltmore Holdings LLC. It is just north of the Interstate 905 corridor in Otay Mesa, with easy access to state Route 125 and I-805. It is seven miles from the San Ysidro and Otay Mesa border crossings, and part of the Free Trade Zone and California Enterprise Zone. Biltmore is part of a larger Master Association, Ocean View Hills, which is a unified business development with design guidelines for all buildings.
The entire property is landscaped containing no turf and features only drought-tolerant plants using drip irrigation, with an emphasis on natural color at each suite entry.
