Construction is expected to begin in November on MetroWork, the first new office condominium to be built in downtown San Diego. Occupancy is scheduled for November 2006. The $23 million, nine-story, 80,000-square-foot building will be on the block bounded by India and Columbia, A and Ash streets. The architect is Ken Catton of the San Francisco architectural firm Baldauf Catton Von Eckartsberg Architects (BCV).
MetroWork's 27 units range from approximately 1,188 to 2,752 square feet. Developer Howard Berkson of Berkson Realty Advisors LLC said that the initial price structure for MetroWork office will start in the low $500,000s. Berkson is developing the project as managing partner of 1350 Columbia Street LLC.
The units will have ceilings heights of at least 12 feet, shell finish of exposed concrete, lighting and mechanical, and stain-grade wood entry doors. The first two floors, approximately 12,500 gross square feet, will be leased as a restaurant, bar and music venue. Floors three through eight, each about 8,000 square feet, will support four units per floor. Each of the three penthouse units on the ninth floor will have rooftop balconies. The MetroWork sales office is at 1337 India St.
