First phase of luxurious Villas at Grand Del Mar released for sale

Homes offer amenities and services of world-class resort

Manchester Grand Resorts has elevated the standard for luxurious, resort-style living with the introduction of The Villas at The Grand Del Mar -- an exclusive residential enclave located within North San Diego County's newest resort.

Released for sale in late January, Phase I of The Villas at The Grand Del Mar is scheduled for completion in mid-2007 and consists of 24 elegant residences situated on the world-class Grand Golf Club.

According to Tom Voss, managing director of Manchester Grand Resorts, The Villas offer buyers a unique opportunity to purchase a luxury home within one of Southern California's finest resorts.

Sixteen wholly-owned, unfurnished Villas start at $4 million; while the remaining eight fully furnished fractionally-owned units start at $625,000. Fractionally-owned Villas allow one-seventh ownership and seven guaranteed weeks each year, with additional nights based on availability.

Situated on 24 lush acres amidst the verdant fairways of the 7,200-yard, par-72 Grand Golf Club, The Grand Del Mar -- owned and operated by Manchester Grand Resorts -- will ultimately feature 261 beautifully appointed guestrooms, plus a total of 39 partially- and wholly-owned Villas.

The Villas offer three spacious floor plans -- all two stories, ranging from 4,500 to 4,800 square feet, with three large bedrooms and four and a half-baths (which include dual his and hers bathrooms in the master bedroom).

Wholly-owned Villas are available unfurnished or fully furnished, with two interior design options created exclusively for the resort by the noted San Francisco-based firm, Warren Sheets Design. All fractional Villas are fully furnished -- complete with baby grand pianos, 400-thread-count sheets from Italy, Portuguese glass and dishware and 42-inch plasma TVs -- with custom interiors masterfully created by Warren Sheets.

Each residence is also impeccably appointed with a full spectrum of unique fine finishes, designer details and state-of-the-art amenities, including: floor-to-ceiling marble bathrooms; chestnut hardwood floors; decorative iron and bronze accents; granite countertops; top-of-the-line Bosch, Sub-Zero and Thermador kitchen appliances; indoor and outdoor fireplaces; covered terraces; built-in outdoor barbecues and sunken outdoor Jacuzzis; and two car garages. All units feature cutting-edge media rooms and second story balconies.

High-tech features include retractable sliders in the living room, with adjustable heaters that allow for a seamless, climate-controlled indoor/outdoor living space; and elevators to the second level.

An intriguing mix of architectural motifs

Melding the romance and opulence of Mediterranean designs with a decidedly Southern California flair, the resort exudes an easy elegance with a focus on indoor/outdoor living.

Carefully situated to allow sweeping fairway panoramas, The Villas were designed by the award-winning San Diego-based architectural firm Altevers and Associates in the same striking Mediterranean style as the resort.

According to renowned architect Robert J. Altevers, AIA, the resort pays tribute to the distinctive style of Addison Mizner, an architectural visionary whose design approach launched the "Florida Renaissance" in the 1920s - defining the resort communities of Palm Beach and Boca Raton. Inspired by the rich decorative arts of Spain, Portugal, Venice and Morocco, Mizner's exotic style is evoked throughout The Grand Del Mar, with its graceful arched doorways, rotundas, ornate stone and wrought iron accents, decorative fountains, striped awnings, generous patios, lush gardens and gracious verandas.

"Our approach was to combine an eclectic array of Mediterranean-inspired architectural elements," Altevers said, resulting in "a classic resort style that is both sophisticated and relaxed."

The ease of resort living

Homeowners at The Villas at The Grand Del Mar can enjoy an active resort lifestyle and take complete advantage of all the amenities and services of the property. Like the resort guests, Villa owners may fully utilize the 21,000-square-foot spa, complete with treatment rooms; a beauty salon; fitness center; movement studio; Jacuzzi; lap pool; and steam and sauna areas.

Residents have full use of the resort's four swimming pools; two tennis courts and full-membership privileges to The Grand Golf Club, with a posh 50,000-square-foot clubhouse and challenging Tom Fazio-designed course. With spectacular fairways that wind throughout the striking valleys of The Penasquitos Canyon Reserve, the private Grand Golf Club has limited membership; fractional owners are members when in-residence and whole owners are full-time members.

Construction timeline

Construction on The Villas is slated to begin this spring, with completion scheduled for mid-2007; construction on The Grand Del Mar resort is under way and slated for completion in mid-2007. The new golf clubhouse -- which will encompass a pro shop, spacious locker areas, grill and signature restaurant -- is slated for completion in July 2006.
