Construction of the new 229,410-square-foot Interstate Business Park in the Temecula Valley has been completed. The four-building, multitenant showroom/industrial development is centrally located in Wildomar, south of the intersection of Inland Valley Drive and Prielipp Road, adjacent to the Inland Valley Regional Medical Center. The 13.4-net-acre business park features 800 feet of freeway frontage along Interstate-15 with convenient access at the Clinton Keith Road off-ramp.
"We are experiencing good activity from multiple users on all four buildings in the project," according to Whitaker Investment Corp., managing partner for Wildomar Industrial Park LP, the project's developer.
The business park includes two dock-high distribution buildings totaling 115,616 square feet, a 62,508-square-foot industrial/showroom building, and a 51,286-square-foot multitenant industrial building.
The two distribution buildings offer 27-foot warehouse clearance, excellent truck circulation for both dock-high and grade-level loading, and flexible suite sizes from 6,500 square feet.
The showroom/industrial building boasts I-15 freeway frontage with exceptional tenant signage visibility, 22-foot warehouse clearance, grade-level loading and suite sizes from 7,300 square feet. The multitenant industrial building provides 21-foot warehouse clearance, grade-level loading and suite sizes from 2,100 square feet.
Units are available for immediate occupancy in one of the distribution buildings and in the multitenant industrial building. Leasing is being handled by Ted Cuthbert and Kevin Nellis of Colliers International. Asking rents for the new space range from 73 cents per square foot triple net to $1.45 per square foot triple net.
Hamann Construction is the general contractor. Project architect is Kenneth D. Smith Architect & Associates. Wells Fargo Bank is providing construction financing.
