Since being named the tenant improvement contractor of choice for the Class A Ocean Ridge office building at Carlsbad Ranch in 2006, Prevost Construction has completed customized interior improvements for five image-conscious companies -- using its construction management expertise to ensure value-added space that meets each tenant's needs in form and function.
Prevost Construction has delivered more than 2 million square feet of Class A tenant improvements to San Diego Class A and life science buildings since its founding in 1989. The company was chosen for Ocean Ridge by then-owner Lowe Enterprises for its ability to manage all aspects of the tenant improvement process and for its expertise in creating innovative, cost-effective solutions for the most complex space requirements.
"Our goal is to help each landlord add value to their buildings through quality space build-outs for their tenants," said Jamie Prevost, president of Prevost Construction. "We are equally dedicated to meeting the unique needs of each tenant, ensuring that their finished work environment supports their business through both image and function."
Prevost Construction's relationship-based approach and ability to complete projects on time and on budget was instrumental in it once again being chosen the general contractor of choice for Ocean Ridge by LaSalle Investment Management upon its acquisition of the project in December 2007.
"We immediately had a great feeling about Prevost Construction," said Keith Hsiueh, project manager for Jones Lang LaSalle. "The company's quality of workmanship is unsurpassed for Class A office projects. Prevost's managers are proactive, reliable and detail oriented -- they take the initiative and handle the entire process seamlessly."
Located at 5796 Armada Drive in Carlsbad, Calif., the 75,000-square-foot, three-story Ocean Ridge building features leading edge design by Brian Paul Associates.
Prevost Construction just completed $1 million in tenant improvements in the project for JPI, a fully integrated real estate firm specializing the acquisition, development, construction and management of residential communities. It also completed improvements for Meketa Investments and Macquarie Holdings, which leased 7,600 and 4,200 square feet, respectively.
Prevost Construction's track record in Class A tenant improvements is evidenced by its long-standing relationships with some of San Diego County's most notable buildings and their owners. The company, awarded the tenant improvement contract for Sorrento Towers North in 1989, has sustained through five different ownership changes and was retained to work with the development team to program the building standards for the Sorrento South Corporate Center in 1998. Prevost went on to complete projects for Texas Instruments (NYSE: TXN), Chicken of the Sea, Entropic Communications (Nasdaq: ENTR) and Canon Business Solutions. Current owner Equity Office has recently awarded the company a $500,000 re-imaging project for the Sorrento North Towers, continuing its 19-year track record at the half million-square-foot campus.
"Our expertise allows us to carefully manage the entire construction process from concept to completion," Prevost said. "Our clients know they can rely on us for the full scope of services, and be ensured that their projects will be completed with superior results."
