On Feb. 11, Sharp Rees-Stealy Medical Centers opened its doors to the community and welcomed patients to brand new medical offices at the 80,000-square-foot Pinnacle Medical Plaza. The $35 million, two-story building is located at 10672 Wexford St. in the 125-acre, master-planned Scripps Northridge Corporate Center at the northeast quadrant of Interstate-15 and Scripps Poway Parkway, San Diego (92131).
Sharp signed a 10-year lease for 41,896 square feet of medical office space at the new Class A building. This will be Sharp Rees-Stealy's 17th location in San Diego County.
Office suites from 1,200 square feet up to 35,000 square feet remain available for lease on the second floor of the new Pinnacle project.
"The shortage of health care facilities and services in the communities surrounding the I-15 freeway, combined with the significant population growth in the area, have left the medical community playing catch up," said Paul Braun of Colliers International, who represented Sharp Rees-Stealy in lease negotiations. "Statistics reflect the tremendous need here for cardiologists, dentists, family practice physicians, oncologists, ophthalmologists, physical therapists, and surgeons -- making Pinnacle Medical Plaza an extremely attractive location for health care providers."
According to Colliers, the area's population is booming -- five-year projected growth of more than 15 percent in the immediate vicinity (92131) compared to 6.5 percent for San Diego County -- while the scarcity of physicians has been well documented by Solucient Market Planner Plus, U.S. Census Bureau, Claritas Inc. and the American Medical Association. Kaiser Permanente has plans to expand in the area, and Kilroy Realty is building a 146,000-square-foot facility for Scripps Clinic.
"The Pinnacle was built in response to the health care community's demand for quality medical office space in Scripps Ranch, Carmel Mountain Ranch, Rancho Bernardo, 4S Ranch, Poway and Rancho Penasquitos," said Rob Lankford, the project developer. "I think we have delivered a superior building designed specifically to meet the needs of physicians, dentists and patients alike."
Lankford & Associates Inc., on behalf of the project owner LP Scripps Lot I LLC (a partnership of Lankford & Associates and PRG Properties LLC) developed the new medical office building, which was designed by Davis Davis Architects and built by Hensel Phelps Construction Co., which served as the general contractor.
Lankford is offering a generous tenant improvement allowance and an experienced health care design and construction team to assist tenants in customizing their medical office space.
The Pinnacle features a striking lobby, an abundance of parking with grade level access to the first and second floors, spectacular views, flexible floor layouts, common restrooms and shower facilities, and outdoor seating areas.
