Design approved for Merrill Gardens at Bankers Hill

San Diego-based Benson & Bohl Architects Inc. has received design approval for Merrill Gardens at Bankers Hill, an 84-unit senior residential community. The City of San Diego Planning Department approved the design earlier this month.

Located on a 1.38-acre site at the corner of Laurel Street and Second Avenue, the 131,018-square-foot, five-story project by Merrill Gardens LLC features heavy timber trellises with terraced planter walls, balconies and roof forms that step down towards Laurel Street, culminating in a large roof terrace that offers views of downtown and the San Diego Bay.

As a complete senior residential community, Merrill Gardens will include independent and assisted living units and a host of on-site services and amenities such as a dining hall that opens to a landscaped patio, a library and wine bar, a beauty shop and exercise facility. The project features 18 studios, 46 one-bedroom units, and 20 two-bedroom units. The design provides for resident parking and 25 additional spaces for the adjacent uses in a secure garage under the facility as well as van service for residents.

As a senior residential community, Merrill Gardens will include independent and assisted living units and a host of on-site services and amenities.

The project incorporates many sustainable design features such as photovoltaic panels and a green roof terrace. Randy Bohl is the managing principal, Richard Benson is the designer and Beri Varol is the project architect. The design team included Burkett and Wong for civil and the Schmidt Design Group for landscape.

"The Bankers Hill area is an ideal location for a 'boutique' sized senior facility," said Benson. "The seniors who live here will find a comfortable home in one of the best walkable neighborhoods in San Diego."

Construction on Merrill Gardens is targeted to begin in early 2009.
