Davidson announces 'Broker Loyalty' program at upcoming Home Expo

Homebuilder Davidson Communities is reaching out to real estate professionals with an innovative new "Broker Loyalty" program that will reward brokers and effectively maximize traffic and sales at its new-home neighborhoods throughout San Diego County.

"We see a collaborative relationship with brokers as a practical approach to today's market, where broker co-ops result in as many as 80 percent of a neighborhood's sales" said Cynthia Monaco, director of sales for Davidson Communities.

Davidson's Broker Loyalty program provides for a commission of 3 percent be paid to a broker for the first sale at any of the builder's new-home neighborhoods, including Viridian at La Costa Greens, Kensington at Del Sur, Scripps Preserve at The Estates at StoneBridge, Atrium at EastLake Vistas and Clearstory at Rolling Hills Ranch. The broker then receives increased commission for each additional sale: 4 percent for the second sale; 5 percent for the third sale, for sales made within 180 days.

"Instead of a flat broker incentive rate, we wanted to bring an innovative approach, one that will benefit a broker more and more for continuing to keep Davidson's homes in mind for their clients," Monaco said. "Prospective homebuyers benefit as well, since there are several key reasons for them to choose a new Davidson Communities home instead of an existing home."

According to the Building Industry Association of San Diego, competitive pricing is among the top 10 reasons consumers in the market should consider buying a new home.

"When builders compete, you benefit," the BIA says. "And most homeowners looking to sell their homes cannot offer the incentives or attractive financing options builders can to move their inventory."

New homes also provide buyers with numerous design, color and material options, unlike existing homes that reflect a previous owner's style.

"Having the luxury to tailor a home to your tastes can be one of the greatest features of buying a new home."

New home warranties, the ability to select your own home site and floor plan, better energy efficiency and low maintenance issues are additional reasons consumers should buy a new home versus an existing home, according to the BIA.

Davidson's "Broker Loyalty" program will be unveiled May 9, during the Home Expo 2008 at the San Diego Convention Center. A partnership of the San Diego Association of Realtors and the Building Industry Association, the two-day event is open exclusively to real estate professionals on May 9, and open to the general public on May 10. In addition to hundreds of exhibits, consumers will find valuable information, workshops and seminars.
