Construction is nearing completion for Terraces at Copley Point, a 530,000-square-foot, Class A office campus plus parking on a 25-net-acre site at 5887 and 5893 Copley Drive in Kearny Mesa.
Sudberry Development Inc., the development arm of San Diego-based Sudberry Properties, is developing the $115 million project, which is intended to be Leadership in Energy and Environment Design (LEED) certified by the U.S. Green Building Council. The office campus encompasses two steel-framed, six-story office buildings totaling 175,000 square feet and 205,000 square feet, respectively. An adjacent three-story, concrete, open-air parking structure will accommodate 1,073 cars.
The design of the office buildings incorporates natural stone exterior and glass, with a punched glass and curtain wall system.
Features include two-story lobbies accentuated with granite, cherry-wood panel systems, stainless steel and indirect lighting, exterior terraces off the upper floors, loggias at the entry of each building, a flowing water feature near the main entrance to the buildings, a courtyard, rolling grass hills and sitting benches.
Brad Tecca, Tony Russell and Rick Reeder of Grubb & Ellis|BRE Commercial are handling leasing.
The project can accommodate users ranging in size from approximately 10,000 to 380,000 square feet. The variation in building sizes will provide users with flexible floor plate sizes ranging from approximately 27,000 to 36,000 square feet.
Hanna Gabriel Wells Architects is the project architect. Reno Contracting is the general contractor. Subcontractors include Otis Elevator Co., Dynalectric, Rossin Steel andSunset Glazing. Construction is slated for completion in fall 2008.
