Construction begins on Marketplace at Santee

Construction has begun for The Marketplace at Santee, a new 71,530-square-foot neighborhood shopping center situated on a 7.4-acre parcel at the intersection of Mission Gorge Road and Carlton Hills Blvd. in Santee, Calif.

San Diego-based Sudberry Properties, Inc. is the developer and property manager for the $28 million project, which is slated for completion in November 2008. Santee Retail, L.P., is the property owner.

The center is strategically located near the new Fanita Ranch community in the city of Santee, proposed to have 1,380 homes ranging in price from $600,000 to $1 million- plus. A Walgreens (NYSE: WAG) drug store is next door, and a Lowes/Kohls store is directly across the street.

The Marketplace at Santee, which will be anchored by Henry's Farmers Market (Nasdaq: WFMI), will provide retailer, food and neighborhood services. Confirmed tenants include Starbucks, T-Mobile, FedEx, Kinko's and Sport Clips Haircuts. Other tenants committed to the center are Jack in the Box, San Diego National Bank, Sleep Train, Glamour Nails and Cazadora's Mexican Restaurant.

Spaces ranging from 1,200 to 5,000 square feet are currently available for lease. Retail Insite is handling leasing at the new center, with Ron Pepper and Matt Moser serving as the brokerage agents.

Designed by CSHQA Architects in a contemporary California mission style, The Marketplace at Santee will be a sophisticated lifestyle center providing a relaxed, suburban environment. The project integrates rich earth tones and natural stone textures, inspired by the natural beauty of the surrounding terrain.

A layered facade creates depth within the limited space of the site, which is punctuated by articulated towers that create balance and grandeur. Large storefront windows provide natural lighting for the interior spaces, while awnings and trellises provide shading from direct sunlight to prevent overheating.

Architectural features such as thematic light fixtures, wall-mounted metal lattices and garden trellises allow for lush landscaping growth as the project matures.

Wide sidewalks will provide outdoor dining areas, while a freestanding outdoor stone fireplace and a children's play area will create a welcoming environment, perfect for dining, socializing or simply enjoying a cup of coffee.

Mark Radelow is serving as senior project manager for Sudberry Properties, with Joe Madden as leasing director. Latitude 33 is the civil engineer; Michael Wall Engineering, electrical engineer; and Nowell & Associates is the landscape architect. Centre Builders is the general contractor for Henry's Farmers Market. C.W. Driver is the project's overall general contractor.

Sudberry Properties is known for developing such town center projects as Fenton Marketplace in Mission Valley, EastLake Village Marketplace in Chula Vista, and Village Walk at EastLake, a new 162,000-square-foot upscale specialty retail development, also located in Chula Vista.
