Joe Belmonte, president and CEO of Bartocci Development, has been in the construction business for most of his life -- ever since leaving the army in the early '70s. He began by working in the drywall industry throughout the county, then moved into tenant improvement work (BELCO Construction) for commercial clients that included M.H. Golden, The Mounts Co., Nexus, Koll, Kvass and Collins Development.
Twelve years ago, Belmonte started focusing on what he enjoys most: high-end custom homes, but continues to do commercial, tenant improvements and condominiums on selected projects.
"So much of my training in industrial and commercial crosses over including steel stud framing and concrete walls -- or a mix of typical traditional wood and stucco elements," Belmonte said.
Having built more than 40 selected, custom homes, three of Belmonte's clients are in the 100 block of J Avenue in Coronado -- a new Spanish Mediterranean with a backyard casita that functions as a granny flat, plus two coastal cottages. The coastal homes have craftsman details with a thoughtful use of space, allowing "smaller homes to live large" -- a Bartocci Development specialty. Niches, built-ins with recessed features, raised ceilings and distressed wood floorings are just a few of Bartocci's design features.
Belmonte recently completed more than 52,000 square feet for Sweetwater Harley-Davidson in National City. Bartocci Development is the builder for Park View -- an upscale, English village-style, eight-unit condominium project -- to be built on the corner of Sixth and Orange Avenues in Coronado pending funding. Each of the eight units will face Spreckels Park.
Project features will include four single-story, two-bedroom flats with approximately 1,100 to 1,200 square feet each; and four two-story, three-bedroom town homes with approximately 2,200 to 2,300 square feet of living space each plus lots of outside deck area. Partial subterranean parking with elevators to all units will enhance the convenience of Park View.
Additionally, the two-story town homes will have their own private elevators, including elevator access to the roof decks.
The interior of each unit will be finished with custom woodwork throughout; fine-crafted cabinetry; granite countertops; hardwood flooring and quality appliances. The exterior will be finished in smooth plaster, stone and brick veneer with copper and wrought iron details.
