In December 1998, Dowling Construction Inc. started operations. With his new contractor's license in hand, a stack of credit cards, the help of a good friend and a unique philosophy of how he wanted to perform tenant improvements, Jim Dowling and Dowling Construction Inc. opened the doors for business. Joining Dowling, owner/project manager, was Marty Ludeman, superintendent, and Gayle Johnson, bookkeeper.
We are still here, having some fun and, yes, we have grown! We now have three project managers, three project coordinators, six superintendents, three accounting personnel and an employee population of around 34. We have completed more than 1,500 projects since our beginning, ranging in size from installing a new door for a couple of hundred dollars to projects of over 20,000 square feet and more than a million dollars.
Dowling Construction Inc. has built its reputation on honesty and quality. But the real secret behind our success is the dedication and talent of the employees. From Dowling to the guy sweeping the floor, our main goal is to serve our customer and build a quality product. Our employees form a tight-knit community, who often enjoy each other's company away from work. We believe when the environment is fun our employees will take extra pride in their work and go the extra mile to serve our clients beyond their expectations.
We take pride in our projects, from the preliminary proposal to the completion of the punch list. When you hire Dowling Construction Inc. you will be assigned a project team that includes a project manager, project coordinator and a superintendent. This team will work with our client and our client's space planner from the initial floor plan through construction documents to final inspection. Our team will meet once a week with our client to monitor the progress of the project. We will provide detailed meeting minutes within 24 hours so any issues that require follow-up are addressed in a clear and timely manner.
We understand that even though customers want their project completed as quickly as possible, they also have existing tenants that need to be able to work in a noise and dust-free environment unaffected by a construction project in progress. We have several employees dedicated to cleaning jobsites, including all the debris left behind by the subcontractor. We find this to be much more efficient, and it allows the subcontractor to concentrate on their core business. This also contributes to our high safety record.
Dowling Construction Inc. is known throughout the industry for the small size and timely completion of the punch list (if there is a punch list at all). Again, we use in-house personnel to take care of the minor deficiencies of all the trades prior to the initial walk through. Even though this cost comes from our bottom line, we believe the tradeoff of a quicker completion and a "cleaner" product is worth the effort.
Finally, at the completion of the project, our client will receive a detailed closeout package that includes the following: as-builts (in reduced form), finish schedule, construction cost summary, schedule, lien releases, warranties, manuals, list of subcontractors, inspection records, etc. We know how busy our customers are and believe in making their job easier. We know a detailed, well-organized closeout package adds value to the project and the building.
As we reflect on our last 10 years, we look forward to our next 10 -- building quality projects, serving our customers beyond their expectations and having some fun!
