Construction is well under way on the 32,000-square-foot first phase of a mixed-use center called MarketWalk that will include 10 retail/restaurant spaces and 12 residences in the award-winning San Elijo Hills Towncenter. Built by San Elijo Hills Town Center LLC, MarketWalk is scheduled to open this summer.
The development/construction team includes Ledcor Construction, Architects BP Associates Inc. and ONA, landscape architect. Engineering consultants include Hunsaker & Associates for civil engineering, HTK for structural and Fashandi & Associates for MEP. Leon Hayden of HomeFed Corp. is providing project oversight for the developer.
MarketWalk will include two- and three-story townhomes ranging in size from approximately 1,200 to 2,746 square feet with two to four bedrooms and 2.5 to 3.5 baths. Prices have not yet been established, but they are expected to range from the $300,000s to the $700,000s.
"These are beautifully appointed homes for people who want a convenient and animated urban setting combined with the outdoor lifestyle that San Elijo Hills offers," said Mary Maloney, managing owner of Hometown Realty, which will be listing the homes for sale.
The designs of the homes will include Italian, Colonial and Loft styles, crafted by noted architect Roger Basinger, of Architects BP Associates. These architectural motifs also will be reflected in the interior finishes, providing a rich, custom ambiance.
The floorplans have been designed with maximum flexibility to accommodate home offices, growing families and guests. Designer-selected finishes include stainless steel appliances, granite countertops, upgraded flooring and cabinetry and hardware selections that reflect the exterior architecture of each unit.
Exterior amenities include private entry courtyards and gated parking with private two-car garages and storage bays.
"With the top quality designer finishes included at MarketWalk, buyers won't need to budget for additional upgrades," said Halé Richardson, director of marketing for San Elijo Hills Development Co., master developer of San Elijo Hills.
Right outside the door, residents will be surrounded by San Elijo Hills' towncenter, a microcosm of Main Street USA. The 70-acre towncenter already includes a block-square village green surrounding a monumental fountain, the 19-acre San Elijo Hills Park, three urban-style townhome neighborhoods, and two schools (an elementary school and middle school). Neighborhood retailers include a 50,000-square-foot Albertsons with an in-house Sav-on Pharmacy and Starbucks Coffee, a Chevron gas station and convenience store. More shops, restaurants and services will open in conjunction with the opening of MarketWalk.
Residents will also have easy access to California State University San Marcos, downtown San Marcos and 19 restaurants in Old California Restaurant Row, as well as shopping in Carlsbad and Encinitas and miles of beaches.
MarketWalk is one of the few remaining components in the San Elijo Hills Towncenter, which has received numerous accolades, including a Gold Nugget Grand Award in the "Community/Town Plan" category at the Pacific Coast Builders Conference. More recently, San Elijo Hills was honored as the "Best New Home Community" in the 12th annual "San Diego's Best" competition sponsored by The San Diego Union-Tribune. The ranking was determined by print and online ballots from thousands of readers, making it a true people's choice award.
When complete, the 1,920-acre community of San Elijo Hills is planned for 3,400 attached and detached homes in 31 neighborhoods. San Elijo Hills encompasses the highest point in Coastal North County and offers panoramic ocean views from many vantage points. More than half of the property has been designated as protected open space, and the community features 18 miles of walking trails.
