Bluwater Crossing eliminates commute, increases quality of life

Trading hours of commuting for a brisk walk down a staircase. Swapping the boardroom for beach sand. Converging a career with comfort. To some, this sounds like doing the impossible. To the developers of Bluwater Crossing, it's just business as usual.

"We wanted to create a mixed-use community that was as good for living as it was for business," said Brad Perozzi, managing director of developer Trammel Crow Residential. "The two don't have to be mutually exclusive."

Bluwater Crossing, occupying a prime location just a short sprint away from the ocean in Carlsbad, comprises 66 residential homes. Fifty-one of these are live/work lofts with ground-level workspace and two stories of living space on the second and third floors. The remaining units are traditional town lofts located above the businesses that create the community's retail district.

The unique live/work loft concept ensures greater efficiency for businesses and helps increase individual productivity by eliminating time-wasting commutes. With approximately 1,000 square feet of ground-floor workspace, the live/work lofts are designed specifically for boutique storefronts and small consulting firms, but Perozzi notes they can accommodate a multitude of business types.

"These workspaces are great for anyone from artists to accountants," he said. "The storefronts are flexible enough to accommodate just about any enterprise. The one unifying theme is the kind of people who choose to live here -- progressive, forward-thinking people who know that you have to run your business, not the other way around."

In keeping with its progressive theme, the community has been designed with sustainable elements such as walkable paths, bike-friendly amenities, water-saving irrigation throughout the public landscaping, and close proximity to the Coaster for efficient public transportation into the city. A 21,600-square-foot retail and commercial development will ensure that essential services are all within walking distance. Most notably, the entire community was sited so that residents could open their windows and take advantage of cool ocean breezes, thus saving on utility bills.

Elegant interior finishes round out the community's modern flair, with highlights including Savoline cabinetry, Viking appliances and Junckers hardwood flooring. Outside, the placemaking and design creates a neighborhood with the feeling of a small urban village.

"Our residents are successful business people," Perozzi said. "They've worked hard. We like to think the lifestyle we offer at Bluwater Crossing is a way to find a better quality of life -- and a greater level of success."

And with town lofts and live/work lofts at Bluwater Crossing now available, that greater level of success could be closer than many business people think.
