Construction of a new 21,000-square-foot shopping center, to be anchored by Fresh & Easy Neighborhood Market, is under way in North Park.
The $11 million project at the southeast corner of University Avenue and 32nd Street is expected to be completed in the third quarter of 2010.
Fresh & Easy will occupy approximately 14,000 square feet above a single-level parking garage. Customers will have direct access from the parking structure into the store by way of a glass elevator that fronts University Avenue.
In addition to Fresh & Easy, San Diego National Bank will relocate its existing North Park branch from the same intersection to a 4,300-square-foot building.
The San Diego National Bank building and an adjacent 1,100-square-foot building will have access to a surface level parking lot located behind the buildings and accessed from both 32nd Street and University Avenue. An additional 2,000 square foot space is located at the corner of University Avenue and Bancroft Street below the Fresh & Easy.
The combined 3,100 square feet represent the only remaining space available for lease in the project.
The developer is Carlsbad-based Meridian Properties with Mike Kalscheur, a principal. The project designer is Maple M3 Architects.
Squeezing over 21,000 square feet onto a site that's less than an acre, has 14 feet of elevation change and an alley running through the center of it was certainly a challenge but we're thrilled with the outcome," said Keith Minnie, senior project manager with Maple M3 Architects.
Whiting-Turner Contracting is the general contractor and Schwerin & Associates handled civil engineering design. Leasing brokerage is being handled by Joe Wojdowski, at Epsteen & Associates.
