April's existing home sales up from March in SD

Home sales in San Diego County increased in April from March, but were down 5 percent from April 2013, according to the Greater San Diego Association of Realtors (SDAR).

There were 1,987 single-family, detached homes sold in April, up 12 percent from 1,767 in March and down 5 percent from 2,097 in April 2013.

"While other parts of the nation are experiencing flat sales of resale homes, San Diego County is enjoying an excellent spring," said SDAR 2014 President Leslie Kilpatrick. "Seeing such a strong showing in the condo market is also a testament to the health of our region's housing economy."

Sales of condos and townhomes jumped by more than 22 percent over the previous month and were up 13 percent from the same time last year. There were 1,012 condos and townhomes sold in April 2014, up from 827 in March and up from 895 in April 2013.

The median price of single-family resale homes increased slightly to $491,000 in April, up from $490,000 in March and up 9 percent from $450,000 in April 2013.

The median price of condos and townhomes rose nearly 10 percent in April to $334,500 compared to March, and is 16 percent higher than last year, when the median price was $288,500.

In April, the ZIP codes with the most single-family home sales were: 91978 (Spring Valley) with 58; 92064 (Poway) with 52; 92057 (Oceanside) with 50; 92114 (Encanto) with 48; and 92078 (San Marcos) with 48.

The most expensive San Diego County listing sold last month was a 5-bedroom, 5-bath, 6,448-square-foot home in La Jolla that sold for $5.6 million.

SDAR's housing statistics are compiled monthly from the Multiple Listing Service (MLS).
