2012 TOBY Awards

The following properties are local winners and nominees for The Outstanding Building of the Year (TOBY) awards for 2012.

500,000 to 999,999 square feet
Winner: The Plaza
4350 – 4380 La Jolla Village Drive, La Jolla

The Plaza is located in the heart of University Towne Centre with convenient access to shopping, dining, hotels, major freeways, airports and resources vital to today’s business professional. The Plaza is home to prestigious companies such as Morgan Stanley Smith Barney, Wells Fargo, Bank of America, DLA Piper, Ernst & Young, Merrill Lynch and Northern Trust. Developed by Ernest W. Hahn, this seven-building campus consists of three high-rise towers and three low-rise buildings, comprising 840,000 square feet of Class A office space and one 9,000-square-foot free-standing restaurant on 17 park-like acres.

In addition to its prime location, The Plaza provides its customers with an abundance of on-site amenities and resources: an elite conference center; state-of-the art fitness center; 24-hour security; mobile barber service; a professional auto detailer; three restaurants and a coffee shop (Specialty’s Café & Bakery, Donovan’s Steak & Chop House, Harry’s American Bar & Grill and a centrally located Peet’s Coffee & Tea). Complimentary Wi-Fi is available to customers in the common areas surrounding the lakes, which feature numerous waterfalls and award-winning landscaping. The Plaza also offers three full-service banks and ATMs (with an additional bank/ATM coming soon). The on-site pedestrian bridge to Westfield UTC shopping mall leads to additional dining and retail options.

The Plaza’s two parking structures contain approximately 1,486 stalls, offering ample parking for customers and visitors. Additionally, each high-rise building offers two levels of dedicated subterranean reserved parking and each low-rise contains two levels of on-site parking. The parking ratio at The Plaza is four per 1,000. Irvine Company and ACE Parking collaborated to implement an automated parking system in all parking structures at The Plaza. The system can be described as an unattended exit pay station, which offers convenience for visitors of The Plaza as it accepts validation tickets, cash or credit cards.


250,000 to 499,999 square feet
Winner: 101 West Broadway
101 W. Broadway, downtown San Diego

101 West Broadway is a stunning Class A office building located on the Broadway corridor in downtown San Diego, just steps away from Westfield Horton Plaza, numerous hotels and restaurants. It is easily accessible from Interstate 5, and state Routes 94 and 163, as well as from public transportation. The 20-story office building was designed by Langdon and Wilson Architects and opened in 1983. 101 West Broadway consists of 401,444 rentable square feet and has been owned and managed by Irvine Company since July 2005.

The building is currently 93 percent leased, and its customer base is comprised of GSA agencies, law firms, financial services, real estate companies, a convenience store and two restaurants.

The eight-sided structure is encased by a reflective glass curtain wall. The building offers spectacular panoramic views of the city and Coronado Bridge. Surrounding the building, a large plaza in a park setting contains plenty of seating, mature landscaping and a feature fountain. Inside, a spacious lobby with a simple, clean monochromatic color scheme of soft beige limestone floors and travertine stone walls provides a warm welcome to customers and visitors. Irvine Company has completed major re-investment work in the property since the date of purchase.

101 West Broadway received the Energy Star label for the last four years and achieved the prestigious LEED Platinum certification in August 2011. The building was also presented in December with the LEED Project Special Recognition Award for 2011 by the San Diego Chapter of the U.S. Green Building Council.


100,000 to 249,000 square feet
Winner: Liberty Station Building 902
2305 Historic Decatur Road, San Diego

Building 902 is the newest Class A development at Liberty Station totaling 103,900 square feet. This three-story building was built in 2009 as part of an award-winning redevelopment project. Kilroy Realty Corporation purchased the building in 2010.

Situated along Historic Decatur in the heart of the office district, the building is a short walk to restaurants, service amenities, hotels, the Sail Ho Golf Course and 46-acre waterfront park, plus convenient access to San Diego International Airport.

The lobby interior consists of an exquisite two-story entry with beautiful wood touches, stone finishes and classic fixtures. The warm colors and stunning, large archway windows allow for plenty of light and historical ambience. Photographs from throughout American history are proudly displayed on common area walls and an antique cannon is housed in the lobby. In addition to its beautiful aesthetics and convenient location, Building 902 proudly boasts LEED Gold certification.

Building 902 is home to defense contractor BAE Systems, the Transportation Security Administration, KAB Laboratories and VITRO Advertising. Each suite was built to accommodate the tenant’s unique needs. Both BAE Systems and Transportation Security Administration are secured spaces and had detailed security requirements in their build outs. VITRO advertising has a contemporary build-out with varying ceiling tiles, chalkboard walls, exposed industrial style roofing and many other features you don’t see in an average suite.


100,000 to 249,000 square feet
Nominee: Rio Vista Tower
8880 Rio San Diego Drive, San Diego

Rio Vista Tower is a Class A office building in Mission Valley. This 11-story building was designed by Buss, Silvers, Hughes & Associates and opened in 1988, and consists of 190,261 rentable square feet and is owned by Hyundai Rio Vista Inc. Rio Vista Tower has 29 tenants and is currently 95 percent occupied. The tenant mix is made up of federal and state agencies, law firms, financial planners, executive suites, a defense contractor, and the owner of the building.

The architectural design of Rio Vista Tower is quite sophisticated with the extensive use of curved glass walls and prefabricated granite panels. The west side of the building features a sloped curtain wall that creates a skylight effect on the upper two floors. From the outside this sloped curtain wall creates a striking face to Friars Road which resembles the shape of an eagle’s wings in flight. Management began updating the interior finishes on the multi-tenant floors in late 2009 and has completed all but three of the common area corridors.

Rio Vista Tower offers tenants numerous amenities including an on-site deli, complementary valet parking service, a fitness center with locker rooms and showers, high-speed Internet access, a conference room, on-site management office, security from 6 a.m. to 10 p.m., bicycle racks and a cardkey controlled access system for after hours entry. This property is conveniently located in close proximity to major roadways, public transportation, retail stores, banks and a variety of restaurants.


100,000 to 249,000 square feet
Nominee: Rio San Diego Plaza
2275 Rio Bonito Way, San Diego

Completed in June 2001, this property is a curved, linear, six-story, Class A mid-rise office building located in Mission Valley. The building was awarded LEED Silver certification in 2012 and Energy Star certification in 2011.

Rio San Diego Plaza sits on 7.75 acres and contains 189,490 rentable square feet and floor plates that range from 31,292 to 33,476 gross square feet. The building is constructed with a structural steel brace building system and an exterior of high performance glass, sandstone, and a Polymer Modified Cementitious System (CMS).

The two-story lobby features walls of Venetian plaster, wood and stone. The floor is an elegant composition of three stone finishes -- granite, sandstone and black slate. The lobby’s north wall is a composition of wood and wall covering that rises up and over the lobby ceiling. The wall is washed with light by lamps recessed into the lobby floor and, on the ceiling, special luminaries with edge lite glass and strong angular lines provide a final touch to the lobby design.


Industrial Office Park
Winner: Sycamore Vista Business Park

Sycamore Vista Business Park was built by TrammellCrow Company in 2003 as part of a master-planned industrial development project.

Sorrento South Corporate Center was built in 2001 by architectural firm Carrier Johnson. The center sits on a 14.24-acre site comprised of two twin six-story buildings, totaling 285,000 square feet of office space, and an exterior two-level parking structure of 162,834 square feet.

A few exterior features of Sorrento South are the first floor pre-finished metal panel canopy and overhang. The canopy and overhang are strategically structured above the lobby entrances to create a “wow” statement before passing through the lobby doors. The walls and floors seem to almost disappear into each other with 14-foot ceiling walls containing stone travertine paneling, while the floors are comprised of travertine tiles, dimensional stone and pavers.

Other appealing attributes of Sorrento South include its attractive landscaping, with towering palms surrounding the complex, open-air eating areas, adjacent retail centers, close access to Interstates 5 and 805, onsite banking services provided by Wells Fargo, a fully equipped fitness center, and a generous number of open and covered parking spaces for both the tenants and their patrons.


Suburban Low-Rise (1-5 Stories)
Kilroy Centre Del Mar

Kilroy Centre Del Mar is an intimate 19-acre, Class A campus prominently located in the heart of the highly desired Del Mar Heights area. The sleek five-building campus is surrounded by an abundant mix of dining, shopping, hotels, canyon trails and business services, both on-site and within walking distance, making it the perfect choice for the environmentally conscious customer.

The Kilroy Centre Del Mar complex affords employment for approximately 1,400 people, 50 physicians, and medical care for 700-800 patients daily.


Renovated Building
Winner: Sorrento Towers North

Sorrento Towers North is located on gently sloping hills overlooking Sorrento Mesa. The property is centrally located along the San Diego County coastline and is 12 miles from downtown and close to Interstates 5 and 805. The project was constructed in 1989 and consists of two twin seven-story buildings totaling 278,332 square feet of commercial space on a 4.41-acre site. A three-level parking structure connects the buildings, providing more than 950 parking spaces to its customers.

Surrounded by residential condominiums and suburban office parks, and retail, restaurants and hotels, Sorrento Towers is a focal point in Sorrento Mesa. The building’s plaza provides a large fountain, water features and interspersed landscaping, creating an inviting and comfortable setting.

Several renovations within the lobbies and common areas have brought a modern, technology-driven feel and atmosphere to what has become a hub of cutting-edge and 21st century businesses in the San Diego area. In 2009, more than $3 million was spent on updating the main lobbies, fitness center, elevators, and several mechanical systems. Additional improvements contributing to the building lifecycle sustainment and modernization included re-lineament of the water fountain and replacement of exterior finishes with a waterproof material called pebbletech.

In total, Sorrento Towers houses commercial tenants such as Qualcomm and Pricewaterhouse Coopers, and more than 30 retail tenants.


Earth Award
Winner: La Jolla Centre I

Prominently displayed in the skyline of University Towne Centre, La Jolla Centre I stands 11 stories high, comprised of 165,756 square feet of Class A office space. Its dramatic curvilinear blue glass design can be seen from the Interstate 805, and offers immediate access to Interstate 5 and state Routes 52 and 56, with spectacular views of Torrey Pines, Sorrento Mesa and the surrounding mountain ranges to its customers.

Recently awarded LEED Silver certification for existing buildings, La Jolla Centre I is committed to minimizing its carbon footprint by reducing its use of natural resources, redirecting its waste and creating a sustainable environment for its customers.

In addition to being in proximity to the world-renowned University of California San Diego and The Scripps Research Institute, La Jolla Centre is within walking distance to University Towne Centre and Costa Verde shopping centers. Customers also have access to a full-service gym facility providing state-of-the-art fitness equipment, conveniently located next door at La Jolla Centre II.

The project is led by Jill Saul-Sims, property manager, and supported by Cindy Garofalo, assistant property manager, and Kandie Robinson, property coordinator. Full-time engineering and maintenance support is provided by Dave Logan, chief engineer, and his team. Operations are further supported by Director of Operations Kris Kopensky and Chief Portfolio Engineer Wayne Harris.


Earth Award
Nominee: Cabrillo Technology Center Building 3
8960 Balboa Ave., San Diego

Built by The TrammellCrow Company in 1999, the building was part of a master-planned 17-acre, 278,395-square-foot, three-building complex. This premier two-story corporate headquarters/office building consists of 45,021 square feet. KMA Architecture & Engineering provided initial development design services. The general contractor was Roel Construction.

Tenants enjoy a high-identity corporate image in a high-tech business environment. The building provides prominent Balboa Avenue frontage and a central San Diego County location.

Cabrillo Technology Center Building 3 features an impressive architectural design utilizing reflective glass curtain walls, steel frames and tilt-up concrete construction. In addition, it was built with the infrastructure to accommodate state-of-the-art fiber optic and telephone interconnects. The prime location offers immediate access to state Routes 163 and 52, and Interstates 15, 805 and 5. Quality retail services are close by, including restaurants, banking and shopping.
