Valuation, advisory and assessment firm Butler Burgher Group may be new to San Diego, but its principals wanted a seasoned professional as managing director of their regional office here. So they turned to John M. Browne, MAI, a practicing appraiser for 12 years in his adopted hometown.

"I was born and raised in Davis, near Sacramento, but have called San Diego my home the past 17 years," said Browne, who graduated with a B.S. in finance from San Diego State University. He recently opened the San Diego office in the Del Mar Heights submarket.

"Butler Burgher is based in Dallas and has a strong presence in the South and Midwest. We have an established Orange County office and San Diego was the second to launch in California. I am spending a of lot time forming relations with local lenders, credit unions, regional banks and others to further build the brand in the San Diego region."

Browne said Butler Burgher Group is a full-service provider of commercial property valuation products, including specialized due diligence, site assessments, consulting services and full appraisals. Clients include financial institutions, management companies, pension funds, corporations, property owners, equity investors, REITs, developers, nonprofit organizations and government agencies. The firm is led by B. Diane Butler, who has more than 25 years of experience in commercial real estate.

Browne previously was an appraiser with Cushman & Wakefield Inc. He helped open the San Diego office in 2004 and worked his way up to senior director. He credits his mentor, Kevin Thene, for immersing him in the profession: "I spent 10 years working with Kevin and have the utmost respect for him as a person and professional. He taught me a lot of what I know today regarding real estate valuation."

Browne started his appraisal career in 2002 with FMV Opinions Inc., a business and real estate valuation firm in Orange County. He met Thene in January 2003 and worked at his San Diego boutique appraisal firm Lipman Stevens & Thene Inc.

"San Diego is a tricky market to understand," Browne said. "The main reason is geography constraints. You can have two properties two miles apart and they’ll be in completely different submarkets, and appeal to a different tenant base. Major employers such as Qualcomm, state of California and U.S. Department of Defense, also have major influences on real estate value here. So a lot of my time is spent educating clients and providing quality service that exceeds expectations.
