While 2008 was not one of the best years for securitized real estate in the form of Real Estate Investment Trusts (REITs), 2009 was another story. The FTSE/NAREIT Equity REIT index returned, in total, an abysmal -37.73 percent in 2008; for 2009, however, it was great.

The big question is: What are rents going to do? In most markets they are heading down. Certainly in Tijuana where I have the primary data showing a 50% drop in two years for industrial product. With CAP rates everywhere increasing, asset values will drop precipitously. Even more important than financing, the strength of tenants and the length of terms of leases on assets will determine whether the REITS will survive. JP
