Real estate developer Joseph Sapp has found success in San Diego County through a hands-on, keep-it-simple approach.
Despite his 25 years' experience in development, Sapp remains hands-on in all aspects of the development process and manages most day-to-day operations at 3J Development LLC.
"I like the intellectual challenge," he said. "There's a lot of moving parts (in real estate development). You're managing 20 different processes all at the same time."
The real-estate development company has experience in residential, industrial, office and retail projects throughout San Diego, Dallas and eventually Hawaii. In any given year, the firm has $200 million to $300 million of ongoing development in different phases.
Previously a construction and development company, 3J has a practical approach to development.
"We're very construction-oriented," Sapp said. This translates to employees sitting down with technicians and engineers to discuss projects, further involving them in the development process.
