Architects and building owners are finding that advance planning for energy efficiency during the initial phases of a new construction project can have very lucrative benefits. Not only will proper planning help California reduce its energy demands and give building occupants more control over future energy costs, but it may also reduce the building's construction costs and earn the design team and building owner substantial incentives for their efforts.
With computer "energy modeling" software, simulating and analyzing various energy-efficiency options is easier than ever. Taking this integrated design approach, which includes modeling the proposed building's envelope, lighting and HVAC systems together, it optimizes energy-related design decisions and can result in significant long-term energy savings.
Other cost-reducing opportunities are revealed during this process, such as ways to lower construction costs. For example, the inclusion of lighting controls and energy-efficient glazing reduces a building's overall power load, so smaller -- and less costly -- fans, pumps, chillers, boilers and ducting may be selected and installed.
SDG&E's Savings By Design program works to encourage the integrated design process, as well as the construction of high performance, energy-efficient nonresidential buildings. The program offers free technical assistance along with significant financial incentives for energy-conscious owners and their design teams. Currently, incentives of up to $50,000 are offered to an individual project's design team, plus up to $150,000 more to the building owner.
Program participation is a decision that should be made at the beginning of a project. Design team members and the building owner define and commit to measurable goals for building energy performance (e.g., at least 15 percent better than required by state energy-efficiency standards).
