Murphy development increases spec development at Siempre Viva Business Park

With nearly 300,000 square feet leased at Siempre Viva Business Park in the first half of 2003, Murphy Development Co. is moving ahead with speculative space at the business park that is home to a number of Fortune 500 companies.

"Earlier this year we achieved 100 percent occupancy of the 675,000-square-foot Central Phase with the 32,048-square-foot lease by Art Leather. And, just last month, we completed the 257,972-square-foot build-to-suit for Hitachi Transport System in the Eastern Phase, which is likely the largest industrial lease transaction executed in the county this year. That healthy activity enabled us to proceed with our latest speculative building, the 115,290-square-foot Building 10," said Hack Adams, director of marketing for Murphy Development.


Siempre Viva Business Park on Otay Mesa offers California's state-of-the-art industrial and technology buildings, such as the newly completed Building 10 (above).

Located in the Eastern Phase, Building 10 is a state-of-the-art freestanding building that features 110,290 square feet of ground floor warehouse and a 5,000-square-foot mezzanine.

"Of particular interest to many potential tenants is the facility's oversized concrete truck yard," Adams said. "The yard can store up to 52 53-foot trailers, which is an exceptional amenity for the heavily truck-active market of Otay Mesa."

The building, which is ideally sized at 205 feet deep by 533 feet wide, also features 28-foot minimum clear height, 24 dock-high loading doors, four grade-access doors, 50-foot-by-60-foot typical column spacing in the warehouse and an impressive two-story atrium. Other amenities include an ESFR sprinkler system and 2.5 percent skylights.

"Building 10 is ideally suited for one large tenant, or it can be configured to meet the needs of as many as four tenants," Adams said.

"Leasing at least 50 percent of Building 10 will prompt us to commence construction of the Eastern Phase's final speculative facility, Building 11, and to begin land improvements of the Western Phase, which is tentatively planned for 800,000 to 880,000 square feet of state-of-the-art industrial product," Adams added.

The 104,180-square-foot Building 11, designed by Gene Cipparone Architects, is planned for 99,180 square feet of warehouse area, 5,000 square feet of second-story office area, 28-foot minimum clear height, 23 dock high loading doors and three grade-level access doors. The building's working drawings and permit processing are complete, enabling Murphy Development to start construction immediately. Lusardi Construction Co. estimates the building can be delivered in approximately 150 days.

Murphy Development Co., the largest commercial real estate developer on Otay Mesa, has developed in excess of 2.6 million square feet of space on Otay Mesa and has plans for an additional 1.9 million square feet.
